We arrange an in-person or virtual meeting, at your convenience. You share with me your vision for your home/work space. If you wish to add a metaphysical assessment to your design, you provide DOB information for yourself and other family members living in the space.
For Northeast Avalon Residents, I arrange a site visit to ensure the design we create matches your lot, perfectly!
For remote locations, you provide me with a lot survey (if you have one) and I use Google Earth to assess the land forms (if a metaphysics assessment is right for you).
Next, I prepare an initial design draft with both 2D and 3D views (if included) for your review. I offer two sets of design revisions. Once you are happy with the design we move to the next step.
I prepare the construction drawings that you need to submit for financing applications, building permits, contractor quotes, and to source building materials.

With your professionally prepared construction plan in hand, (hardcopy and .pdf file) you contact local builders and suppliers to start gathering quotes. If you will need funding for your building project, bring your detailed home plans with you for a meeting with your mortgage officer. They will be impressed with your planning efforts and it will assist them in preparing your pre-approval amount.
I suggest gathering three builder/supplier quotes before signing any contracts. From my experience, the middle quote of the three you gathered are is most likely the best deal.
Two ways to build a home:
Self Build - You hire the trades people, you are responsible for all permits, scheduling, materials orders/purchases, and arranging inspections. You are also responsible for construction site insurance and the site clean-up during the construction process. For your hard work you will be able to collect the HST you paid for materials and contract work as long as you have an HST number with CRA. This approach can reduce the construction cost of your new build but can take longer for the construction process.

Turn Key General Contractor Build - You hire one contractor who is responsible for the entire construction project from start to finish. All you need do is select your paint colors and finishes. This is the most worry free approach but will cost a little more than a self build. It is very important with this option that you discuss in detail with the general contractor on the scope of the work he/she will be completing for you and ALWAYS get it in writing! The most painful part of entering into a new build project is sudden, usually, costly surprises that you were not ready for. Thankfully, with a professional set of building plans and a reputable contractor costly surprises are easily avoided.

A renovation design includes all of the above with the addition of an in-person site visit for collection of existing measurements and other site details. Renovation Home Plans also include as-built views along with proposed renovation views.
Remote renovation plans are possible if you can provide a scaled and accurately dimensioned as-built sketch of the existing structure along with a Real Property Report.
